What Downtown Orlando offers

Downtown Orlando is not one neighborhood but the center of a city of about 334,000 people. Around the business district are some of Orlando’s oldest neighborhoods, with tree-lined streets and homes from the early 1900s.

Buyers usually choose between a condo in a downtown tower and a house or townhome in one of the historic neighborhoods nearby.

  • Lake Eola Park. A 0.9-mile loop around the lake, the Walt Disney Amphitheater, swan boats and the Sunday farmers market.
  • SunRail. Four downtown stations, with weekday service along a 49-mile line.
  • Historic neighborhoods. Thornton Park, Lake Eola Heights, Delaney Park and College Park, among others.
  • Condo towers. Buildings like The Vue, Star Tower and The Grande, with views of the lake and the skyline.

Four things to check before you buy in Downtown Orlando

Condos and historic homes each have their own risks. Fabiola, a civil engineering graduate from FIU, checks these before you make an offer.

01

Condo fees and reserves

Condo association fees in Florida have been rising with insurance costs. She reviews the budget, reserves, recent assessments and inspections before you commit.

02

Historic districts

Orlando has six historic districts, including Downtown and Lake Eola Heights. Exterior changes need a Certificate of Appropriateness, and some rules are specific, like no chain-link fences in front yards in Lake Eola Heights.

03

Age of the home

Older bungalows need a close look at the roof, electrical, plumbing and foundation. She reviews the inspection with an engineer’s eye.

04

Parking and noise

Ask about assigned parking, guest parking and event nights near the arenas and venues. These details affect daily life and resale.

Schools and commute

Schools and what is coming

Schools are part of Orange County Public Schools. Zones vary across downtown neighborhoods, so always confirm by address.

  • How to confirm: use the OCPS school locator, or ask Fabiola to check each home.
  • Westcourt. A mixed-use project next to the Kia Center with a hotel, about 270 homes and a 3,500-seat venue. As of early 2026 construction had not started; developers aim to deliver it in 2028.
  • College Park. Just northwest of downtown, ZIP 32804 had a median of about $592,000 in August 2026 (Redfin).
  • Getting around: I-4 and SR 408 cross downtown, and SunRail connects it with Winter Park and Kissimmee.
