Redfin, Eagle Creek neighborhood, three months ending August 2026. The median was down 17.6% from a year earlier and homes are taking longer to sell. With so few sales, the median moves a lot from month to month, so ask me for the comparable sales on the street you like.

Eagle Creek is a gated community with a guard gate, south of Tyson Road and east of Narcoossee Road, under Orange County. Homes range from townhomes to large single-family homes on the golf course.
These are the things buyers ask me about most: the gate, the golf course, the HOA and how close we are to Lake Nona and the airport.
- Eagle Creek Golf Club. 18 holes, par 73, about 7,198 yards, designed by Ron Garl and Howard Swan.
- Clubhouse and amenities. Restaurant, bar and pro shop at the clubhouse, plus a gym, pools, tennis and basketball courts for residents.
- Next to Lake Nona. Minutes from Lake Nona Town Center, Medical City and the USTA National Campus.

HOA, CDD and what to check
As a civil engineering graduate from FIU, I check the real monthly cost of each home, not just the price.
- HOA. The Homeowners Association of Eagle Creek charges quarterly dues. One recent listing showed $1,335 per quarter; market data shows a median of about $205 a month. I get the exact figure for each home.
- CDD. Recent listings show no CDD fees, but confirm it for the specific home before you make an offer.
- Golf course lots. A golf view adds value, but also check stray-ball exposure, privacy and drainage.
- Changes nearby. In 2025 Orange County reviewed a plan for 17 new home lots that would change golf hole 5. Ask me about its current status.
Schools and getting around
Eagle Creek has its own elementary school inside the community. Attendance zones can change, so always confirm by address with Orange County Public Schools.
- Elementary: Eagle Creek Elementary, on Eagle Creek Sanctuary Blvd.
- Middle and high: Lake Nona Middle School and Lake Nona High School.
- Airport: Orlando International Airport is close, about the same 10 to 15 minutes as from Lake Nona, depending on traffic.
- Roads: Narcoossee Road connects to SR 417 and SR 528 (tolls).
