Before you sign with a builder
New homes are exciting, but the details are in the contract.
Your agent’s compensation: in many new communities the builder pays the buyer’s agent. Fabiola confirms it with the builder before your first visit.
- Builder contracts. They are written by the builder and often favor the builder. Read the deposit, delay and cancellation terms.
- Incentives. Builders often tie incentives to their preferred lender or title company. Compare the full cost before you accept.
- CDD fees. Communities like Lake Nona, Horizon West, Harmony and Narcoossee may have CDD assessments, billed with your property taxes.
- Independent inspections. Municipal inspections check code, not quality. An independent inspector works for you.
Communities that fit
Each community has its own page with market, schools and lifestyle details.
“I met Fabiola at my kids school and was wondering to myself why is there a Real Estate Company here at my kids Open House, but thank God she was. I was only interested in renting a property, but she gave me the confidence that I needed to go through the lending process and now we own our own newly built home. She stood by me the whole time through the good, ugly, stressful, and anxious periods of the process. Her knowledge in her field was spot on. I would recommend Fabiola for anyone looking for a Realtor.”
New Construction: common questions
Do I need a real estate agent to buy new construction?
You don’t have to, but the builder’s sales team represents the builder. Your own agent reviews the contract, negotiates and checks quality for you.
Does it cost more to bring my own agent to a builder?
In many communities, no: the builder pays the buyer’s agent. Fabiola confirms the builder’s policy before your first visit.
Should I inspect a brand-new home?
Yes. City inspections check code compliance, not workmanship. Independent inspections before drywall and before closing can catch issues while the builder can still fix them.
What is a CDD fee?
A Community Development District finances roads, utilities and amenities in some new communities. Its assessment is billed with your property taxes, so it is part of your real monthly cost.
