Numbers investors should review
These are the items Fabiola puts in front of you before you decide.
Short-term rentals (under 30 days) follow different rules. See Vacation Homes & STR.
- Non-homestead taxes. Investment properties don’t get the homestead exemption, and their assessed value can rise more each year. Plan with that in mind.
- HOA rental rules. Minimum lease terms, caps on rentals and approval processes vary by community.
- Mid-term rentals. Furnished stays of one to several months can serve medical staff and relocating professionals, for example near Lake Nona’s Medical City.
- Insurance. Landlord policies cost more than homeowner policies. Get quotes during the inspection period.
“Desde el día 1 de mi búsqueda Fabiola entendió exactamente lo que estaba buscando y se encargó de buscar en el MLS los deals que cumplieran con mi criteria (townhouse de 4/2 con potential de cash flow). Soy un out of state investor así que Fabiola se convirtió en mis ojos en Orlando. Visitó las propiedades que me gustaron, hizo vídeos y face time conmigo para mostrármelas a distancia. […] Definitivamente Fabiola went above and beyond con mi primer investment!!”
Investment Properties: common questions
Is Orlando a good place to buy a rental property?
It depends on the property, the price and your strategy. Fabiola analyzes rent, taxes, HOA rules, insurance and condition so you can decide with clear numbers.
What is a mid-term rental?
A furnished rental of about one to several months, often used by medical staff, relocating professionals and families between homes.
Can I invest in Orlando if I live in another state?
Yes. Fabiola works with out-of-state investors: she searches the MLS, tours homes by video and coordinates every step to closing.
Do all HOAs allow rentals?
No. Many set minimum lease terms, limit how many homes can be rented or require approval. Fabiola checks the rules before you make an offer.
