Kissimmee is the largest city in Osceola County and its county seat. It grew next to Walt Disney World after the park opened in 1971, and today it mixes a historic lakefront downtown with newer master-planned communities.
For many buyers it means more home for the budget than in most of Orange County, with easy access to the parks, the airport and the Turnpike.

- Downtown and Lakefront Park. Historic Broadway Avenue and a park on the shore of Lake Tohopekaliga.
- SunRail. The Kissimmee/Amtrak station is downtown, about half a mile from Lakefront Park.
- Main roads. Florida’s Turnpike, I-4, Osceola Parkway, US-192 and John Young Parkway.
- Airport. About 25 to 35 minutes to Orlando International Airport, depending on traffic.
Short-term rentals: zoning comes first
Kissimmee is one of the best-known vacation-home markets in Florida, but you cannot rent short term just anywhere. Before you buy a home to rent on Airbnb or VRBO, confirm that the zoning and the HOA allow it.
- City of Kissimmee. Rentals under 30 days are generally not allowed in residential districts. The main exception is approved developments inside the city’s Short-Term Rental Overlay.
- Unincorporated Osceola County. Short-term rentals are allowed in specific zoning, such as the county’s Short-Term Rental Planned Development district. Check the county overlay map.
- HOA rules. Even where zoning allows it, the community’s rules can limit rentals.
- Licenses and taxes. A Florida DBPR vacation rental license, a local Business Tax Receipt and Osceola County’s 6% tourist development tax on stays under 180 days.
Four costs to check before you buy in Kissimmee
The price is only part of the monthly cost. Fabiola, a civil engineering graduate from FIU, checks these before you make an offer.
Property taxes
Osceola County’s general fund rate was 6.7 mills and the school board adopted 5.306 mills for 2025–26, plus city and other levies. Homestead can lower the taxable value by up to $50,000.
CDD assessments
Many newer communities have one. Examples include the Tapestry CDD, created by the City of Kissimmee, and the Shingle Creek CDD, which serves Storey Lake.
Flood risk
Hurricane Ian flooded more than 1,700 homes in Osceola County in 2022. She checks the flood zone and the history of the street, and gets insurance quotes early.
Builder quality
New construction is active here. She reviews the builder contract, the upgrades and the inspection points before closing.
Areas buyers ask about
Kissimmee mixes areas inside city limits with communities in unincorporated Osceola County. That changes the taxes, the rules and, for rentals, the zoning. Fabiola confirms which one applies to each home.
- Buenaventura Lakes. An established community northeast of Kissimmee, near Osceola Parkway and the Turnpike.
- Tapestry. A newer community with its own CDD, created by the City of Kissimmee.
- Storey Lake. A Lennar community at Osceola Parkway and Vineland Road, approved for about 2,000 homes.
- Bellalago. A master-planned community approved by Osceola County.
Schools in Kissimmee
Public schools are run by the School District of Osceola County. Attendance zones can change from one year to the next.
- How to confirm: look up the address with the district’s school zoning tool, BusPlanner, before you buy.
- Boundary maps: the district publishes maps for the 2026–27 school year, and Planning Services can revise them.
- Fabiola can help: she checks the assigned schools for every home on your list.
Builders active in Osceola County
New homes are a big part of the Kissimmee market. Based on MLS closings of homes built in 2024 or later, these were the most active builders in Osceola County as of June 2026, with a countywide median builder price of about $449,000.
- Lennar, the most active builder by closings.
- D.R. Horton and Taylor Morrison.
- Pulte, Meritage and Ashton Woods.
- Before you sign: Fabiola represents you, not the builder, and reviews the contract, deposits and inspections.
Kissimmee in 2025 and 2026
Downtown Kissimmee is changing fast. These are the projects that matter for buyers and sellers.
- Connect Kissimmee. A $16.3 million downtown project with a roundabout on Stewart Avenue and wider sidewalks on Broadway, Emmett and Main, with construction set to start in summer 2026.
- Downtown hotels. The city picked partners for a boutique hotel and convention center on the Civic Center site, and for Toho Square, with a hotel and 20 condos.
- NeoCity. Osceola County’s technology district keeps adding projects, including a planned performing arts center.
- Flood study. In 2024 the county approved a study of Shingle Creek and Lake Toho with the U.S. Army Corps of Engineers.
