Do you work with international buyers?
Yes. International buyers, especially from Colombia and Mexico, are one of Fabiola’s top three specialties. She works in Spanish and English, can show homes by video call and coordinates with lenders, title companies and tax professionals who work with foreign buyers. Florida has specific restrictions for certain foreign buyers and properties, so qualified legal advice is part of the process.
Can I sell my current home and buy a bigger one at the same time?
Yes. That is what move-up buyers do, and it is Fabiola’s first specialty. She plans both sides together: the price of your current home, the timing of both closings and the financing for the next one.

Yes. Fabiola is an FIU civil engineering graduate and a partner in a general contracting company. She helps you compare builders and communities, explains contracts and incentives, reviews HOA and CDD costs and checks the quality of the home during construction and before closing.
I live out of state. Can you help me invest in Orlando?
Yes. Fabiola works with out-of-state investors: she searches the MLS for properties that meet your numbers, tours them for you by video and walks you through every step to closing.
Can I use a home in Orlando as a short-term rental?
Only in communities where zoning and the HOA allow it, and the rules vary from one community to the next. Fabiola confirms them before you make an offer, so the home you buy can be used the way you plan.
Do you work with commercial properties?
No. Fabiola focuses on residential real estate: homes, townhouses and condos for living, investing or vacationing in the Orlando area.
