What Hunters Creek is like

Hunters Creek is an unincorporated planned community in Orange County, announced in 1986. According to the county, it has 35 single-family neighborhoods, plus apartments, condos and a townhome neighborhood.

It is largely built out, so most homes are resales with established landscaping, rather than new construction.

  • Parks and trails. Community parks and access to the Shingle Creek Regional Trail.
  • Location. SR 417 runs through the community, with quick access to the Turnpike.
  • Former golf course. The Hunter’s Creek golf course is closed, and its 187 acres were listed for auction in 2026. If you buy nearby, ask what could be built there.
  • Zip code. 32837.

Four things to check before you buy in Hunters Creek

Most homes here were built from the late 1980s on. Fabiola, a civil engineering graduate from FIU, checks these before you make an offer.

01

Two levels of HOA

The Hunter’s Creek Community Association is the master association, and many neighborhoods add their own dues. She gets both amounts for each home.

02

Age of the home

Roof, AC, water heater and plumbing matter more in older homes. She reviews the inspection with an engineer’s eye.

03

The golf course land

Homes that backed onto the former course may see changes depending on what is approved there. She checks the latest status before you commit.

04

Rental rules

In unincorporated Orange County, rentals under 30 days are limited to specific zoning, so most single-family homes here are not for short-term rental.

Schools and commute

Schools and getting around

Schools are part of Orange County Public Schools. Some addresses are zoned to different schools, so always confirm by address.

  • Schools often listed: Hunter’s Creek Elementary, Hunter’s Creek Middle and Freedom High School.
  • Airport: about 15 minutes to Orlando International Airport via SR 417.
  • Disney: about 20 minutes.
  • Downtown Orlando: about 25 minutes outside rush hour.
